DisTRess Signal — which Florida condo buildings are heading for a cash call.
Florida rewrote condominium law after Surfside, and 2026 is the year the bill arrives. Since 1 January 2026, reserve funding for structural components is mandatory and owners can no longer vote to waive it. Buildings that underfunded for a decade close the gap by special assessment.
Distress Signal reads county public records — building violations, code cases and liens, permit activity, recertification cases, the state assessment roll — and scores every parcel and building on how far along that path it is. It is sold to the people who buy when an owner can't pay.

Pulls the county direct
Nine public feeds across three counties, queried at source rather than bought from a reseller. Every figure on the page carries the date it was pulled.
Scores the distress
Open unsafe-structure cases, recorded liens, lost homestead, absentee ownership, permit silence. The weights are published, so you can check the ranking rather than trust it.

Coverage is drawn, not claimed
Miami-Dade in full, Fort Lauderdale in Broward, county milestone status in Palm Beach. A public coverage map shows all sixty-seven counties and marks the sixty-four we don't hold.
A milestone status says where it came from
Recertification status pulled from the county's own case record is labelled as fact. Where there's no case to match, our estimate is labelled as an estimate — never quietly as compliance.
No skip tracing, ever
Public records only. Selling traced contact data in Florida implicates Chapter 493 licensing, and we'd rather ship a narrower product than that one.
Protected addresses stay out
Addresses exempt under Fla. Stat. §119.071(4)(d) — judges, police, prosecutors and others — are dropped as the data comes in, not filtered at display time.
